At Phoenix American Hospitality we own and operate hotels in strategic locations across the southern and midwestern United States, improving their facilities and revenue stream during the travel comeback of 2022. - According to Barron’s, despite increases in revenues for many large travel and hotel companies, stock values are not seeing corresponding growth. These companies own some of their hotels at pre-Covid at high valuations, and, being publicly traded companies, their stock price fluctuates with the entire stock market.
- We just started to buy hotels for this REIT in the fall as we launched our offering. They have purchased assets for years. This can be a great strategy except for the fact that any hotel purchased before Covid has most likely not reached its pre-Covid revenue, or anywhere near its previous valuation.
Our absurd advantage in this offering
The single biggest advantage this offering has is not our experience, that we are owner/operators, or that we know which hotels we are going to buy in a well designed investment process. It is simply this:
We are only buying hotels at Covid-reduced prices because this is a new offering.
Monthly income plus Growth – An 8% Preferred return PLUS Growth
Phoenix is buying Premium Business Select Hotels at Covid reduced pricing, at revenue levels still below 2020 rates. We are improving some, operating them all, and we are really good at operations and setting room rates based on demand.
Profits from operations have already exceeded expectations. We distributed monthly at an average annual rate of 12.7% the six-months ending 3/31. You read that right, so far our target has been smashed.
The travel rebound of 2022, we believe, will also deliver us more valuable hotels. We are improving some, operating them better, and if all goes according to plan, we will sell them in 3-4 years at “full market value” when buyers are plentiful – that is where the real growth comes in. We hope to exceed our 20% overall target.
