If you’ve been following our updates, you know that we have been aiming to distribute an 8% annualized dividend (paid monthly), plus growth, from our REIT. We are proud to say that we have exceeded our goal! We have paid our investors a 12.7% annualized distribution for the six-month period ending March 31st, 2022.
How did we do this? (click here for a video explanation from our CEO)
- We are buying hotels for this REIT only since its launch in Q4 of 2021, which means we have no legacy holding weighing us down.
- New hotels are purchased at what we believe are COVID-reduced prices and experienced COVID-limited revenue.
- We buy and operate them. This isn’t our first rodeo, we are experienced owners/operators and know how to increase revenue.
As a REIT, we are required to distribute 90% of our profits to our shareholders. Structurally, we pay investors at least the 8% annualized return before Phoenix receives any return. If our profits achieved are over 8%, our investors (which includes us too, we have invested personally in the offering) are distributed the additional net operating income. Due to our “buy low, sell high” strategy we have exceeded our goal and will work hard to continue to pass this goal.*
